How to Compare Floor Plans and Pricing Across Two Step Farm's Nine Builders

A practical way to compare plans, included features and pricing across the nine builders selling in Two Step Farm, Montgomery TX 77316 — without guessing.
Nine builders are selling in Two Step Farm. That is a genuine advantage — it means plans at very different sizes and price points inside one community, from the mid $300s to over $1M. It is also the single most common reason buyers stall out. Nine brochures, nine option lists, nine sets of "included features," and no two of them organized the same way.
You cannot compare these homes by list price alone. Here is the method we use with buyers, and it works no matter which builders end up on your short list.
1. Normalize the price before you compare it
Two homes at the same price can be very different purchases. Before you line up numbers, write down for each plan:
- Base price for the plan itself.
- Homesite price or premium — the same plan on two homesites is often thousands apart. (More on that on our builders page.)
- What is included versus optional — this is where most of the difference lives. Ask specifically about flooring throughout, cabinet and counter levels, appliances, blinds, gutters, fencing, sprinklers, landscaping, garage door openers, and outdoor living.
- What incentives are attached and to what — some apply to financing, some to options, some only to inventory homes. We keep current offers on the incentives page.
- Estimated total monthly payment, including taxes and the community's assessments — not the payment on the base price.
When you do this, price ranking often changes. That is the point.
2. Compare square footage the boring way
Ask for air-conditioned square footage and check whether the plan's marketed size includes anything else. Then, more usefully, ignore the total and look at where the square footage went. A 2,900 sq ft plan with a formal dining room you will never use is smaller, in practice, than a 2,700 sq ft plan with a real flex room.
Three things to measure yourself in a model, because plans rarely tell you: the pantry, the primary closet, and the useful counter run in the kitchen. Buyers notice those every single day.
3. Compare the plan against your actual life, not the model
Models are furnished to show best case. Walk the plan asking practical questions:
- Where do groceries land coming in from the garage?
- Where does laundry live relative to the bedrooms?
- Is the home single-story, or do the bedrooms you care about sit upstairs?
- Where would a desk or homework table actually go?
- Which rooms face west, and how does that read in August?
4. Standardize the specs that don't show up in a brochure
Ask each builder the same handful of questions and write the answers side by side. Insulation and window package. HVAC configuration and zoning. Slab and foundation practice. Whether the home is pre-wired for what you need. Structural warranty length and who administers it. Whether the builder allows third-party inspections during construction — and at which stages.
That last one matters, and the answers are not identical across builders.
5. Separate the plan from the timeline
A to-be-built home lets you choose homesite, structure and finishes; an inventory or quick move-in home trades most of that choice for a known move-in date and, sometimes, a different incentive package. 6. Then decide with a scorecard, not a feeling
Put your short list in a simple grid: normalized price, monthly payment, air-conditioned square footage, included features that matter to you, homesite, completion timing, and specs. Two or three rows is enough. Almost every buyer we do this with finds the decision makes itself — and it is usually not the home that felt most impressive on tour day.
What we will not do
We do not rank the nine builders or rate their quality, and we would be skeptical of anyone who does it casually. Every one of them builds a range of plans at a range of price points, and "best" depends entirely on your plan, your budget, and your timeline. What we can do is put the same questions to each of them, get you comparable answers in writing, and tell you plainly when something in a contract deserves a second look.
