Eagle Nexus Real Estate ("we," "us," "our") operates twostepfarmhome.com. This policy explains what personal information we collect, how we use it, who we share it with, and the choices you have. It applies to this website and to the forms, calculators, and tools on it.

Eagle Nexus Real Estate is a licensed Texas real estate brokerage. Texas Real Estate License #622126.

Information we collect

Information you give us. When you submit a form, request a home valuation, use a program qualification wizard, book a consultation, or RSVP to an event, we collect what you enter — typically your name, email address, phone number, and details about your home search or your current home. Some tools ask for property address, timeline, budget range, or financing status. You choose what to provide; some fields are required for us to respond.

Information collected automatically. When you visit the site we and our analytics and advertising providers may collect your IP address, device and browser type, pages viewed, referring URL, approximate location derived from IP, and how you interact with pages. This is collected through cookies and similar technologies, described below.

Information from third parties. If you reach us through a listing portal, a builder's sales office, a referral, or a social media ad, we may receive your contact information and inquiry details from that source.

We do not knowingly collect information from anyone under 13. We do not collect biometric data, precise geolocation, or genetic data. [VERIFY: confirm no tool on the site requests precise geolocation — the interactive map should use IP-level or user-entered location only.]

Sensitive information

We do not request sensitive personal data as defined by Texas law. Please do not send us information about your race, religion, health, immigration status, or sexual orientation. We do not use any such information in real estate decisions. As a matter of both law and policy, we comply with the federal Fair Housing Act and the Texas Fair Housing Act and do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, or any other protected class.

How we use your information

• To respond to your inquiry and provide real estate brokerage services
• To send you listings, market updates, community news, and event invitations you asked for
• To coordinate showings, builder introductions, and consultations
• To connect you with lending, title, insurance, and home-service partners when you ask us to — we coordinate through partners; we do not provide financing ourselves
• To evaluate and improve our website, content, and marketing
• To measure advertising performance and show you relevant ads
• To meet our legal, regulatory, and recordkeeping obligations as a licensed brokerage

Cookies, analytics, and session recording

We use cookies and similar technologies in two categories:

Session recording (Smartlook). If you opt in, we use Smartlook — a third-party session-recording and analytics tool — which creates a replay of your visit: the pages you view, where you move your cursor, what you click, how far you scroll, and which form fields you interact with. Smartlook is loaded for us through our ListingLab marketing script. We configure Smartlook so that all form fields are masked — your keystrokes, email address and phone number are not captured in recordings. Smartlook processes this data in the EU under its own privacy policy. We do not currently run Google Analytics, Google Tag Manager, or the Meta (Facebook) Pixel on this site.

Nothing in this category loads until you accept it. You choose on your first visit through the cookie banner, and you can change or withdraw your choice at any time via the "Cookie settings" link in the footer. Declining does not limit your access to any part of the site. Full details, including retention periods, are in our Cookie Policy.

Do Not Track / Global Privacy Control. We honor an opt-out preference signal, including Global Privacy Control (GPC), sent by your browser. When GPC is present we do not load Smartlook or any analytics technology, and we treat it as a request to opt out of targeted advertising and any sale of personal data.

Text messages and calls

If you give us your phone number and consent to be contacted, we may call or text you about your inquiry, including with an autodialer. Consent is not a condition of purchasing or selling a home. Message and data rates may apply. Reply STOP to opt out of texts and HELP for help. We do not share your phone number or SMS consent with third parties for their own marketing.

Who we share information with

• Our brokerage and agents — Holly and Brian Mathieson handle Two Step Farm inquiries directly
• Service providers under contract — CRM, website hosting, email and SMS delivery, analytics, advertising platforms, our MLS/IDX listing provider, and e-signature tools. They may use your information only to provide services to us.
• Home builders — if you ask us to introduce you to a builder or register you at a community, we share the information needed to do that. Builder registration may affect representation, and we will explain that before we register you.
• Cash offer requests — if you request a cash offer, your property and contact information is shared with a third-party institutional buyer network (SellerAssist) so they can prepare an offer. These are third-party offers, not offers from Eagle Nexus Real Estate.
• Legal and safety — when required by law, subpoena, or to protect rights and safety
• Business transfers — if our business is merged or acquired, subject to this policy

We do not sell your personal information for money. Sharing data with advertising platforms for targeted advertising may be considered "targeted advertising" or a "sale" under some laws; you can opt out through the cookie banner or by contacting us.

How long we keep information

We keep inquiry and client records as long as needed to provide services and to satisfy Texas real estate recordkeeping requirements, then delete or de-identify them. Your rights under Texas law

Under the Texas Data Privacy and Security Act, Texas residents may:

• Confirm whether we process your personal data and access it
• Correct inaccuracies
• Delete personal data you provided or we obtained
• Obtain a portable copy
• Opt out of targeted advertising, sale of personal data, and profiling with legal effects

To make a request, email brian@theeaglenexus.com with the subject line "Privacy Request," or call 281-595-9774. We will respond within 45 days and may extend once by 45 days with notice. We may need to verify your identity. An authorized agent may submit a request on your behalf with proof of authority.

Appeals. If we deny your request, you may appeal by replying to our decision within [NUMBER] days. We will respond in writing within 60 days. If we deny your appeal, you may complain to the Texas Attorney General at texasattorneygeneral.gov.

Residents of other states with comparable privacy laws may have similar rights; contact us and we will honor requests to the extent the law applies.

Security

We use commercially reasonable safeguards, including encrypted transmission and access controls, to protect your information. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

Third-party links and listing data

Our site links to builder websites, school district pages, and other third-party resources we do not control. Their privacy practices are their own. Listing information is provided by [VERIFY: MLS name] through our IDX provider and is subject to the MLS's own attribution and disclaimer terms shown with the listings.
