Start with the all-in number, not the base price

Base prices are marketing numbers. The number that matters is base price plus lot premium plus the structural options you actually want plus design-center selections. Two builders can look $40,000 apart on a sign and land within $5,000 of each other once the sheet is filled out.

Compare what's included, line by line

  • Foundation and framing specs
  • Insulation, HVAC and energy package
  • Flooring, cabinetry and countertop allowances
  • Outdoor living: covered patio depth, gas stub, sprinklers, fencing
  • Warranty length and who services it

Then compare the experience

Production builders move fast with fewer choices. Semi-custom builders trade time for flexibility. Neither is better — one of them is better for your timeline and tolerance for decisions.
