Builder lender vs. outside lender

Builder lenders often carry the incentive money, which can make them the cheapest option even at a slightly higher rate. Always get one outside quote to price the difference.

Rate locks and extended locks

  • Standard locks may not cover a 7–9 month build
  • Extended locks cost money but cap your risk
  • Float-down options let you capture a drop — read the fine print

If rates move mid-build

Your payment estimate changes, not your contract price. Run the numbers again with our payment calculator and talk to us early if the monthly number stops working.
