Two Step Farm Assessments, Explained
What Two Step Farm assessments pay for, how they're billed, and the payment options new residents get after closing — from neighbors who pay them too.
If you're buying in Two Step Farm, one of the first questions that comes up is the same one we had: what exactly do the assessments cover, and how do you pay them? We live here, so here's the plain version.
What they pay for
Assessments fund the shared parts of the community — the trails, the landscaping and land maintenance, and the spaces where neighbors actually gather. It's the behind-the-scenes budget that keeps the common areas looking the way they looked the day you toured.
How billing works
Assessments are billed quarterly and managed through the community's online payment portal, administered by Cohere Life.
A detail worth knowing before closing: your account doesn't activate immediately. After you close, it can take a few weeks for the association to set up your account, and your login details arrive by mail. So don't panic if you close and hear nothing for a bit — that's normal.
Your payment options
- Automatic ACH draft — free, and the amount adjusts automatically if the assessment changes. This is the "set it and forget it" option and the one most neighbors pick.
- Bill pay through your own bank — you can schedule recurring payments yourself, but you have to update the payment address and your new account number manually.
- Credit card auto-pay — all major cards accepted; a processing fee applies per payment.
- Check or one-time bank draft — checks are made out to Two Step Farm Residential Community Association and must include your account number. One-time drafts carry a processing fee.
Going paperless
You can switch to paperless statements inside the portal under communication preferences — change both the general and billing preference to email.

One thing buyers should do
When you're comparing homes here against a resale in another neighborhood, run the assessment into your monthly number from day one — not as an afterthought at closing. Builders quote you a payment; the assessment lives outside it. It's a small amount of math that prevents a surprise in month two.
