Phasing
Elevation
Montgomery is in the rolling terrain northwest of Houston, well above the coastal flats where much of the metro's flooding history is concentrated. Elevations in this part of Montgomery County generally run in the 200-to-300-foot range above sea level, versus roughly 50 feet in central Houston. That grade is one of the reasons buyers relocating from inside the Beltway look this direction.
Drainage
Master-planned sections here are engineered with detention and drainage easements built into the plat, and lot pads are graded to shed water toward the street or rear swale. None of that replaces a lot-specific check.
Amenity hub
The Grazery is the community's social anchor — a gathering hub tied into the amenity center, event lawn and trail network rather than a stand-alone building at the edge of the neighborhood. Trails feed into it from each residential section, which is what makes the walk-up sections feel different from a typical subdivision amenity pool.
Final programming, hours and food-and-beverage details are set by the developer and are still being finalized; we share the current details when you tour.
