Montgomery sits in the rolling northwest corner of Montgomery County, about 45 miles north of Houston. It's a genuine historic town square surrounded by pine and hardwood acreage, with the 249 tollway and I-45 putting The Woodlands, Conroe and the north Houston job centers within an easy drive.

Lake Conroe is roughly 21,000 acres of open water minutes from town — boating, bass fishing, waterfront restaurants and marina slips without owning waterfront. For most Two Step Farm residents the lake is a 15-to-20-minute drive, which is why so many buyers here keep a boat but not a lake house.

Elementary

Montgomery ISD elementary campuses are neighborhood-scaled and generally rate well against state averages. Zoning is by address and shifts as new campuses open, so we confirm the current attendance zone for any homesite before you contract.

Intermediate & junior high

The district splits intermediate and junior high grade bands, which keeps campus sizes smaller through the middle years — a common reason relocating families choose MISD over larger neighboring districts.

High school

Montgomery ISD operates multiple high schools with CTE pathways, dual-credit through Lone Star College, and strong UIL athletics and fine arts programs.

School attendance zones and ratings are set by Montgomery ISD and the Texas Education Agency and change over time. Always verify current zoning with the district before you buy.
